1 - Part Exchange Scheme
Some of the top causes of moving related stresses are the uncertainty of selling, dealing with estate agents, negotiating with buyers and making a home ready for new occupants. However, by choosing our Part Exchange Scheme you could ease some of the pressures and make the process of moving home less stressful.
- A fair market value price paid to you with no catches
- We will negotiate a deal with you around the valuations from the independent surveyor and estate agents
- You are selling direct to us so you will have no estate agent's fees to pay*
- Although you have sold your home to us, you remain in it until it is time to move into your brand new home
- Your old house becomes ours, so any problems of selling chains are ours and not yours

- A dedicated Part Exchange team will explain and help you through the whole process
Remember, even after we have valued your property and presented you with an offer, you are under no obligation to proceed.
* Cost of HIPS Pack £375 plus VAT, plus management fees (where appropriate) will be retained should the sale not proceed.
TERMS AND CONDITIONS
Part Exchange Scheme - Ideally the value of your existing home should be at least 30% lower than the one you are purchasing, although a higher amount might be required in respect of larger properties. There are some exceptions to this rule on some of our developments. Please ask Sales Consultants for details.
We ask you to complete a brief questionnaire about your property before reserving your new property. The reservation fee will be fully refunded if you don't go ahead with the scheme. A Countryside Properties representative will also visit your property.
Estate Agents and an independent surveyor will visit your property to assess a full value, realistic sales price.
Our offer will be based upon a fixtures and fittings list and the assumption that floor coverings, other fixtures and fittings (including kitchen appliances) will be left in the property, all services left connected and the premises cleaned and ready for occupation.
This offer will be subject to a. A retention of £500 to be held by your solicitor pending our inspection of the premises on completion b. Formal contract.
Once you have accepted our offer the reservation of your new property will go ahead and we will proceed to buy your property.
Once we have instructed our agents to market the property your co-operation in showing any interested applicants around will be appreciated.
On completion day we will arrange for final inspection THAT DAY and if all is well we will immediately advise your solicitor to release the retention.
We reserve the right to refuse to consider part exchange for your property.

2 - Assisted Move Scheme
The Assisted Move Scheme has been created to help you with the selling of your existing home and the purchase of your new Countryside Properties home. They are both managed by our team of experts from the start to the end of the process.
- Choose the Countryside Properties whome in which you want to live
- We will then organise two professional valuations to be carried out by independent estate agents on your existing property
- We will agree a price at which your existing property is to be marketed and will set a marketing period. At this point you can reserve your Countryside Properties home
- We will market your existing property for you with our selected estate agents* HIPS pack arranged by us where required**
- We will recommend a solicitor to handle the legalities of your sale and purchase
- A dedicated Assisted Move team will be your point of contact throughout the process and will deal with any queries you may have
- When a buyer is found, we will pay your estate agents fees upon legal completion of your new home Remember if a buyer is found for your existing property but the chain is not complete further down, we may still be able to help you.
** Sales will be marketed immediately on reservation. Should potential buyers not wish to wait for your new home completion it maybe necessary to vacate the existing home to secure a sale.
** Cost of HIPS Pack £375 plus VAT, plus management fees (where appropriate) will be deducted from the reservation fee should the sale not proceed.

Assisted Move Scheme - In order to reserve your chosen Countryside Properties home, our usual reservation fee must be paid. This fee is non-refundable unless, despite our best efforts, no buyer has been found for your existing home after an agreed markerting period, at which point we will discuss the matter with you. Should we then decide not to proceed with the sale, your reservation fee will be refunded less the cost of the HIPS* pack.
The provision of the Assisted Move Scheme and payment of your Estate Agent fees are dependent upon your purchase of a Countryside Properties home. Should your reservation of a Countryside Properties home not proceed to legal completion, no Estate Agent fees willl be paid.
The Assisted Move Scheme is offered on sales of selected plots only, and Countryside Properties reserve the right to withdraw the service at any time. Maximum fees apply.

3 - Chain Break Scheme
If your property is not eligible for our Part Exchange Scheme then another incentive available is our Chain Break Scheme. You may have already sold your property but your buyer or their buyer have not yet sold their home. This is an incomplete chain of sales which means you cannot proceed with buying your new home. Obviously, depending on the value of the property breaking the chain, we could complete your sales chain by buying this property - this is called Chain Break.
- Chain Break can help where there may be a delay in one of the sales in the chain
- We complete the chain by buying the property causing the delay.
